Flower Shop, Old Louisquisset Pike, Lincoln, Rhode Island

Here's a twofer for you this weekend: a florist's for Valentine's Day that's in Lincoln, Rhode Island -- for President's Day. This is Lincoln Gardens Florist and Gifts, and it's been in business since 1979. Now it's on the market and the inventory is included.

It could be re-zoned into another business if floral/garden/gift/landscaping isn't your cup of tea.

With 1,916 square feet, it could also be converted into a single family residence. The zoning laws are flexible.

I'm thinking 'if it ain't broke, don't fix it' and wouldn't make a lot of changes.

It's gotten great reviews, has a charming, old-fashioned vibe, and lots of areas to merchandise:

If it were mine, I'd just reinforce the color scheme and amp up the charm even more, like this:

The powder room (the only bathroom) is between the counter and the local honey stand.

Here's the first floor floorplan:
The area behind the counter:

I like that the store's audio system might only be the little portable radio behind the counter.

Below is the office space...

There's also an un-pictured upstairs room that could be used for workshops or additional office space.

The basement is the real workhorse of the property.

As you would expect from a garden center, the outside offers just as much potential as the inside:

The outbuildings include a garage...

greenhouse...

(it used to look like this):

...and an adorable potting shed:

I would style it like this and spend all kinds of time in there...

making February-fresh arrangements just like they've always done there:

Enjoy your weekend! The listing is here.
